How to Appeal Property Taxes in Florida (2026)
Florida assesses property at 'Just Value' (fair market value). Homesteaded properties benefit from the Save Our Homes amendment, which caps annual assessment increases at 3%. Each August, the county mails TRIM (Truth in Millage) notices, and homeowners have 25 days to petition the Value Adjustment Board. Petitions are heard by a Special Magistrate, and you can attend in person, by phone, or submit evidence in writing — in-person attendance is not required.
