How to Appeal Property Taxes in Georgia (2026)
Georgia assesses property at 40% of fair market value, with annual reassessments. Property owners have the right to appeal within 45 days of receiving their Notice of Assessment (typically mailed in June). The process involves a settlement conference with the Board of Assessors, followed by a Board of Equalization hearing if unresolved. Important: unlike Texas, your assessed value can increase on appeal, so come prepared with strong comparable sales evidence. Attending the hearing in person qualifies you for a 3-year value freeze under HB 581.
